Waikiki Banyan’s Long-Awaited Recreation Deck Reopens May 18 After 13-Month Renovation

The highly anticipated recreation deck at Waikiki Banyan will finally reopen to residents and guests on May 18, marking the end of a comprehensive 13-month renovation that has transformed one of Waikiki’s most beloved community spaces.

The extensive makeover of the 26th-floor amenity deck has been a major undertaking for the 876-unit condominium complex, which sits prominently on Ohua Avenue just steps from Kuhio Beach. The closure, which began in April 2025, left residents and vacation rental guests without access to the iconic space that has long been considered one of the property’s crown jewels.

“We’re incredibly excited to welcome everyone back to what is essentially a brand-new recreation deck,” said Tom Mitchell, general manager of Waikiki Banyan. “The renovations have created a modern, functional space that maintains the tropical charm our residents and guests have always loved while adding contemporary amenities.”

What’s New on the Deck

The renovated space features completely updated pool areas with new decking, improved lighting, and enhanced safety features. The swimming pools have been resurfaced and upgraded with modern filtration systems, while the surrounding deck areas now boast slip-resistant surfaces and expanded seating areas.

New barbecue stations with modern grills and prep areas have been installed, replacing the aging equipment that had served the community for years. The renovation also includes updated restroom facilities and improved accessibility features throughout the deck.

Perhaps most notably, the project has enhanced the deck’s spectacular panoramic views of Diamond Head, the Pacific Ocean, and the Honolulu skyline. Strategic landscaping additions and the removal of visual obstructions have opened up sight lines that were previously blocked.

Impact on Waikiki’s Tourism and Residential Scene

Waikiki Banyan has long been a significant player in Honolulu’s vacation rental market, with many of its units serving as short-term accommodations for visitors seeking longer stays in Waikiki. The recreation deck has traditionally been a major selling point for both owners marketing their units and guests choosing accommodations.

The extended closure impacted not only the building’s residents but also the broader Waikiki tourism ecosystem. Many vacation rental listings had to adjust their marketing materials and guest expectations during the renovation period.

Local real estate professionals note that amenities like recreation decks significantly influence property values and rental rates in Waikiki’s competitive market. The updated facilities are expected to enhance the building’s appeal to both potential buyers and vacation rental guests.

Construction Challenges in Paradise

The 13-month timeline reflects the unique challenges of conducting major renovations in Waikiki’s dense urban environment. Construction crews had to navigate limited access for equipment and materials, strict noise ordinances, and coordination with the building’s ongoing residential and hospitality operations.

Weather-related delays, including several heavy rain periods that affected outdoor work, extended the original timeline. Additionally, supply chain issues that have affected construction projects statewide contributed to the extended closure.

The project required careful coordination with city permitting processes and adherence to updated building codes, particularly regarding accessibility and safety standards that have evolved since the original deck was constructed.

Looking Ahead

The reopening comes at an opportune time as Waikiki continues to see strong visitor demand heading into the summer travel season. Hotel occupancy rates in the area have been climbing, and vacation rental properties are reporting increased booking activity.

For Waikiki Banyan’s resident community, the return of the recreation deck represents more than just restored amenities — it marks the revival of a social hub that has fostered connections among neighbors and provided a respite from the bustling streets below.

The renovation is part of broader infrastructure improvements happening across Waikiki as older properties invest in updates to remain competitive in Hawaii’s evolving hospitality market. Similar projects are underway or planned at other condominium complexes throughout the district.

The May 18 reopening will be celebrated with a community gathering for residents, marking not just the completion of a construction project but the restoration of a cherished community space that defines the Waikiki Banyan living experience.
